Maintaining your property is a major focus in our partnership with you as it is one of the most important factors in having you and your guests a comfortable stay. Our Express Maintenance Service designed specially for high standard properties or rental units perform each month an extensive package of services to keep the best conditions of your property always under the harsh tropical contitions.

One time

Upon your request our dedicated tecniccians will conduct our Express service in your property. A comprehensive service package  covering each room of your property in a specific date.

Anual plan

Monthly we perform our Express maintenance service and reports to keep the best conditions of your property always in shape for you or your guests. Especially designed for rental units.

Detail of services

Electrical
  • Examine the electric panels, wiring and electrical components for evidence of overheating. Notify homeowner if specialist is needed.

  • Replace interior light bulbs, supplied by homeowner, where necessary.

  • Test circuits.

  • Check that all appliance cords are in good condition.

  • Check and reset or replace breakers as needed (supplied by homeowner)

Plumbing
  • Pressure flush "P" traps in all sinks.

  • Replace washers in leaking faucets.

  • Clean out showerheads.

  • Check faucet and hose connections under sinks and toilets. Look for leaks at shut-off valves at sinks, toilets, laundry equipment, and main water shut-off valve.

  • Secure loose toilets, or repair flush mechanism that become troublesome.

  • Clean gutters.

Cabinets & doors
  • Tighten cabinet knobs and screws

  • Caulk cabinet edges as needed.

  • Adjust doors as needed

  • Wax front wood door(s) (exterior only) as needed

  • Oil all hinges and door knobs.

  • Inspect weather –stripping around doors and replace as needed supplied by owner.

Windows
  • Open and close all windows to check for proper operation.

  • Clean window & sliding doors tracks.

  • Oil and/or lubricate all window and sliding glass door(s) as needed.

  • Check window seals.

  • Repair windows and doors screens as needed.

  • Check hurricane shutters condition and lubricate as needed.

  • Clean all exterior and interior windows.

Cleaning
  • Clean, dust.

  • Dust frames and knickknacks.

  • Remove cobwebs.

  • Dust lamps.

  • Dust furniture, woodwork, and shelves.

  • Wash floors.

  • Empty and clean ashtrays and wastebaskets.

  • Clean appliances, counters, cabinets, table, and chairs.

  • Clean, scrub, and sanitize sinks.

  • Clean inside and outside of microwave oven.

  • Clean, sanitize, and deodorize.

  • Clean mirrors.

  • Clean and sanitize toilets.

  • Polish chrome.

  • Clean, scrub, and sanitize showers and bathtubs.

  • Clean, scrub, and sanitize vanities, sinks, and backsplashes.

Grouting
  • Inspect and repair caulking around edges of interior and exterior windows as needed

  • Inspect and repair caulking around interior moldings and exterior door moldings as needed.

  • Inspect and repair caulking around tubs, showers, sinks, and counter tops.

Paint touch ups
  • Touch up all walls where needed.

  • Repair minor cracks and nail pops, including painting. (Does not include decorative painting.)

  • Check all ceilings and walls for cracks, loose or failing plaster, signs of leaks or stains, dirt, and finish damage.

Pest control
  • Perform insects light pest control (Biotrim)
